Serenity Capital Management is a real estate development and investment company with a focus on commercial and residential properties throughout the Southeast. Meet Our Team

Shree Kulkarni
Managing Principal

Shree Kulkarni was born in Portsmouth, OH, and has happily lived in Cincinnati since 2006 with his wife Kirsten, his daughter Gauri, and his sons, Kiran, Avinash, and Ashwin.  

 

Shree attended Brebeuf Jesuit Preparatory School in Indianapolis for high school, then received his BS in Chemical Engineering from Purdue University in West Lafayette, IN, obtained his Juris Doctor degree from The Ohio State University Moritz College of Law, and passed the Indiana Bar Exam.

 

After graduating from Ohio State, Shree joined his brother, Samir Kulkarni, at Kulkarni Enterprises, a regional real estate holding and development company.  In 2002,Shree launched his own firm, Kulkarni Properties, where he is tasked with the strategic, organizational, and managerial needs of the company’s employees and $70M real estate development portfolio. Since creating Kulkarni Properties, Shree has created several million dollars of real estate value through ground-up developments and acquisitions, in part by utilizing his legal background to economize and streamline the leasing process which has afforded his clients significant time and cost savings. These skills, in addition to his market knowledge, business relationships, and knowledge of the municipal zoning/approval process, has allowed Shree to achieve superior results and successfully close complex development transactions.  Most recently, Shree was nominated to both the Board of Trustees for the Cincinnati Ballet, the Historic Conservation Board of the City of Cincinnati, and the Board of Trustees for the Cincinnati Zoo.

Some of the other business opportunities / organizations Shree is a part of include the following:

  • He is the Founding Partner of the Queen City Opportunity Fund, a private equity firm aimed at giving young professionals the opportunity to invest in real estate.
  • He was a co-founder of Solica Construction. Solica Construction is a fast growing Cincinnati based general contractor that, among its various accomplishments, was awarded the 2010 Cincinnati Chamber of Commerce Minority Business of theYear.
  • He is the Managing Principal of Serenity Capital Management, a capital management firm aimed at investing in all real estate opportunities related to the home environment.
Ishaan Ambegaokar
Principal

As Principal of Serenity Capital Management, Ishaan provides strategic direction and leadership.  He is instrumental in all aspects of operations, including acquisitions, due diligence, land entitlement, valuation underwriting, purchase & sale negotiations, construction, and development.

 

Prior to forming Serenity Capital Management with his brother Shree, Ishaan held various positions in commercial real estate. He underwrote investment properties as a financial analyst at Marcus & Millichap, working on over $500m of transactions. He also oversaw the disposition of distressed commercial real estate assets at Ten-X (formerly known as Auction.com) and most recently worked alongside CRE tech leaders at Crexi, where he was regularly the top performing salesperson on a team of 26, playing a crucial role in forming the nation’s largest open marketplace for commercial real estate properties.

 

Ishaan attended Florida International University in Miami, Florida where he received a BA in Communications with a Minor in Economics and a MS in Real Estate. He’s involved with the Tampa Bay Chamber, the Tampa Bay Builders Association, and an active member of the Urban Land Institute. On his free time, he enjoys playing golf, tennis, and spending time with family.

Don Feathers
Principal/CFO

Don has over 29 years of experience in all financial and operational aspects of privately held commercial real estate companies.

During his career he has been involved in over 10,000,000 square feet of commercial real estate development on industrial, multifamily, retail, and office projects: including assisting in the private financing of over $1 Billion on projects and $300 Million in public financing.

He has also had full financial and operational oversight of $200 Million in capital raising and privately invested funds in commercial real estate deals.

Don received his BBA in Accounting from the University of Cincinnati in 1993. He became a licenses CPA in the State of Ohio in February 1996 and has maintained an active license since.

Brian Kiraly
Director of Planning

Brian serves as Director of Planning for Serenity Capital Management, and for Kulkarni Properties. Brian has over 25 years of experience on a wide variety of transportation, electric utility, and private land development projects in the State of Florida.  Brian’s development experience includes electric power generation and distribution, industrial, light industrial/flex projects, commercial, regional park planning, and single family, townhome, multi-family and build-to-rent residential and mixed-use communities.

Brian’s role at Serenity Capital Management is in Land Planning and Entitlements.  His Land Planning skills range the full gambit from roadway, intersection, and entrance design to conceptual stormwater and floodplain pond design, wetland and floodplain impact analysis and conceptual mitigation schemes, and residential layouts including parks and amenities.  Brian is also responsible for the research and preparation of Land Use Entitlement applications, various rezoning site plans, narratives, preparing responses to agency comments, and coordination with legal counsel and public hearing presentations.

Brian’s hobbies include being a home theater enthusiast, keeping his Mustang GT remarkably clean and shiny, and is a very experienced drummer and enjoys his jam nights with his band buddies.
